Whether you are a house buyer, seller, renter or landlord - here is a quick update on the current guidelines for Bristol and what we can expect.

As I write this on the 22nd December 2020 Bristol remains in Tier 2, High Alert, but at least giving our local hospitality sector a chance to breathe.

Through Tier 3 and now through Tier 2 Estate Agents are allowed to remain open, with appointment only service and following the three hands, face and space.

Furthermore, viewings, valuations and moving house (for renters and sellers) can continue following Covid guidelines.

To minimise all face-to-face interactions we do endeavor to ask our clients whether physicals viewings are really necessary, and if video tours can be conducted instead. We also try to qualify people to ensure they are in a position to move, so please do not be offended if we ask you some questions before arranging a viewing.

What happens if we have a National Tier 4 lockdown?

The government has advised that the property market will remain open.

And although people are advised to stay home and not go outside, undertaking activities associated with finding and securing a new home, or moving home, are considered acceptable exemptions to this rule for both buyers and renters.

In order to do this, estate agents will remain open but will endeavor to work from home where possible and continue with safe practices.

The Ministry of Housing, Communities and Local Government says: “You can still move home. People outside your household or support bubble should not help with moving house unless absolutely necessary.

“Estate and letting agents and removals firms can continue to work. If you are looking to move, you can go to property viewings.

"Follow the national guidance on moving home safely, which includes advice on social distancing and wearing a face covering.”
