Full Management Service: set up fee £960 including VAT. A charge of 12% including VAT of monthly rent. This is the full cost of the service so no additional fees for Inventories, Check-In, Check-Out, Referencing and currently includes Professional Photography on all newly managed properties:

  • Completing a market review and advising as to the best rental income
  • Market the property on all the relevant portals to find good tenants
  • Conduct a social media campaign
  • Complete initial vetting of all applicants by phone
  • Carry out accompanied viewings on those that pass vetting
  • Provide an overview of successful applicants
  • Conduct full referencing on tenants
  • Contract negotiations and contract arrangement
  • Check-in meeting with tenant
  • Provide Tenant Handbook with relevant information covering the tenancy period
  • Hold the tenancy deposit in the Deposit Protection Service
  • Collect rent and pay over to landlord (normally sent within 7 working days of collection)
  • Deal with any rent arrears
  • Deal with day-to-day management - instruct contractors for routine repairs, arrange all safety checks
  • Ensure all safety certificates are compliant including: Gas Safety, EICR, EPC
  • Carry out property inspections on average every 3-4 months
  • Annual mid-term inspection report including photos
  • Provide an emergency out of hours service
  • Complete a full inspection at end of tenancy and preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the deposit
  • Conduct any deposit deduction negotiations if required
  • Arranging HMO Licences if required (this can be subject to additional costs but will be discussed)

Tenant Find Only Service: Standard Fee 60% of one month’s rent including VAT. Minimum Fee £960 including VAT

Register and hold deposit in Deposit Protection Service = £180 including VAT

Issue Section 21 – arranged by third party – costs dependent on service required

Arrange safety certificates – including: Gas Safety, EPC, Electrical Installation Condition Report - £60 inc VAT admin fee per certificate (this charge is additional to the contractor charge)
